What Homeowners Need to Know About Taxes When Selling Their Property

Selling your home is a significant financial decision, and it’s important to understand the tax implications involved. Whether you’re selling for a profit or loss, here’s what you need to know about how the sale of your home affects your taxes:


Capital Gains Tax: When you sell your home for more than you paid for it, the profit is considered a capital gain. However, if the home was your primary residence for at least two out of the last five years, you may qualify for a capital gains exclusion. This allows you to exclude up to $250,000 of gain if you’re single, or up to $500,000 if you’re married filing jointly.


Reporting the Sale: If your gain from the sale exceeds the exclusion limit, or if the home wasn’t your primary residence, you’ll need to report the sale on your tax return. Use IRS Form 8949 and Schedule D to report the capital gain.


Deducting Selling Expenses: Certain expenses related to selling your home, such as real estate agent commissions, legal fees, and advertising costs, can be deducted from your capital gain. This can help reduce your taxable profit.


Losses on Sale: Unfortunately, losses on the sale of a personal residence are not tax-deductible. However, if the property was used for business or as a rental, you may be able to deduct the loss.


Mortgage Debt Forgiveness: If part of your mortgage debt is forgiven as part of the sale, you may need to report the forgiven amount as taxable income. However, the Mortgage Forgiveness Debt Relief Act may allow you to exclude some or all of the forgiven debt if the home was your primary residence.


Moving Expenses: If you sold your home because of a job relocation, you may be able to deduct moving expenses, provided certain conditions are met.
